What homeowners miss — and what we check first

Hacking is where renovation budgets get ambushed — not by the hacking itself, but by what it uncovers and what it touches. These are the five costs and complications we make sure every client sees before the first hammer swings.

The HDB permit — and the PE endorsement for wall hacking

Hacking works in an HDB flat require an HDB permit, and hacking walls specifically requires an endorsement from a Professional Engineer. The PE endorsement is a real cost that many first quotes quietly leave out, and the approval takes time. Build both — the money and the lead time — into your renovation plan from the start. We handle the process, but you should see the cost coming.

What is hiding behind the wall tiles

Kitchen and toilet walls usually carry concealed water piping — and hacking off the wall tiles can damage it. When that happens, sections of pipe have to be replaced before new tiles go on. It is not always avoidable, but it should never be a surprise: budget a contingency for concealed piping whenever wall tiles are coming off in wet areas.

Floors ruined by the works meant to improve them

Hacking debris is heavy and sharp, and a floor that is staying — existing tiles, timber, vinyl — will collect scratches and scuffs unless it is properly protected before demolition starts. Ask any contractor you talk to, us included, exactly how the retained floor will be covered. Protection is cheap; refinishing a scarred floor is not.

Hacking a wall while keeping the floor around it

When a wall comes down but the flooring stays, the strip of floor where the wall stood needs patching — and that only works if matching floor tiles are available. Before committing to this plan, confirm you have spare tiles, or accept that the repair will show. We check this on the site visit, because discovering it after the wall is gone leaves you with no good options.

"Making good" is a separate cost from hacking

Hacking quotes cover removal — they do not cover repairing what removal exposes. Take down old cornices and the wall behind them will be scarred; a new false ceiling will not always hide it, especially in older flats where surfaces have decades of patching underneath. The plastering and touch-up afterwards is its own line item. Make sure it is in somebody's quote, because the wall will not make itself good.
