What type of electrical work?

From our site visits

What homeowners miss — and what we check first

We see the same few oversights on electrical jobs every month. Caught at the planning stage they cost nothing to fix — discovered after the walls are sealed, they cost real money. Here is what we check before any wiring starts.

No neutral wire where the smart switches go

Most smart switches need a neutral wire at the switch box, and many existing installations simply do not have one there. Retrofitting it after renovation means opening up finished walls. If a smart home is anywhere in your plans — even "maybe later" — tell us early, and ask our team whether your switches need one. Preparing the neutral during wiring works costs almost nothing.

Concealed or exposed wiring — the timing decides for you

Concealed points, with the wiring hidden inside the wall, are only practical while the walls are already open — during renovation, before tiling and painting. Once your walls are finished, new points generally have to run in surface trunking. Neither is wrong, but the window for concealment closes early, so decide where you want your sockets before the wet works finish.

Full rewiring, or keep the existing DB and add points?

Not every flat needs a full rewire. If your distribution board and wiring are in good condition, adding or shifting points is often enough — and much cheaper. But in older flats, the original wiring may be at the end of its life, and patching onto it is false economy. The age and condition of the house decide this one; we will tell you honestly which side of the line yours falls on.

No DP switches planned for the heavy appliances

Water heaters, aircon units and ovens should each have their own double-pole (DP) isolation switch, so the appliance can be fully cut off without touching the DB. It is a small item that gets forgotten in the points count — and adding it later means more wiring work. We include them in the plan from the start.

Not enough power reserved for the induction hob

Induction hobs draw far more wattage than most homeowners expect, and the existing kitchen circuit often cannot support one. In many cases a dedicated feed has to be pulled from the DB. Finding this out after the kitchen cabinets are installed is the expensive version — tell us the hob you are planning and we will size the supply before the carpentry goes in.

Not sure which of these applies to your flat?

A site visit answers all of them at once — and the quote that follows accounts for them, so nothing on this list becomes a surprise later.
