Which area?
What homeowners miss — and what we check first
A false ceiling looks simple once it is up — which is exactly why the things that matter are the ones you cannot see. All five of these have to be decided before the boards close, because after that, fixing them means cutting the ceiling open.
No reinforcement where the ceiling fan goes
Plasterboard alone cannot carry a ceiling fan. The fan point needs proper reinforcement above the false ceiling, fixed back to the structure — and it has to go in before the boards are sealed. Decide your fan positions early, even if you are buying the fans later; the backing costs little during construction and a great deal after.
Heavy light fittings with nothing to hold them
The same applies to chandeliers and large hanging pendants: anything with real weight needs reinforcement at its mounting point, not just a screw into board. If there is any chance you will hang a statement light, tell us where — we will put solid backing there and you keep the option open.
No pelmets planned for curtains or aircon
A curtain pelmet is the recess that hides your curtain track so you see fabric, not hardware; an aircon pelmet is the boxing that conceals the unit while leaving it serviceable. Skip the first and you live with exposed tracks; get the second wrong and the technician cannot open the unit to service it. Both are easy to build into the ceiling design and awkward to add afterwards.
A TV partition wall that cannot hold a TV
A drywall partition built without internal reinforcement will not safely take a wall-mounted TV — the plasterboard simply cannot carry the load. If a screen is ever going on that wall, it needs solid backing inside the partition at mounting height, decided while the wall is being framed. It is the single most common partition regret we see.
Cracks where partition meets concrete
Singapore is hard on that joint: daytime heat expands it, aircon contracts it, and over time a hairline crack appears where the plasterboard meets the concrete wall. The preventive fix is fibre mesh embedded at the joint before plastering, which lets the two materials move without the crack telegraphing through. We treat it as standard practice, not an extra.
